According to Environment Agency data the site is located in an area which has an annual probability of less than 1 in 1000 of being flooded by rivers.
There is a known problem with Cooks Pool flooding. It is intended to reduce the volume of water currently being discharged to it from the site by constructing a surface water sewer to an off site water course. The rate of discharge from this sewer will be restricted to no more than that which currently discharges from the site.

Foul drainage will be connected to the Wessex Water sewerage system. Wessex Water have confirmed that there is currently sufficient capacity at the treatment works to accommodate flows from the site.
